Rows 1a and 1b are the two halves of the first 20% instalment, which is why our preview sheet labels the ladder 20×5 even though six payments appear. Percentages apply to the base sale price. The schedule that binds any buyer is the one annexed to the Agreement for Sale executed with ACE Group.
Why does the milestone wording matter more than the percentages?
Because a milestone-linked plan and a time-linked plan pay out very differently when a project runs slow. Four of ACE Arte’s five instalments — 80% of the base sale price — are worded against a physical event: a slab cast, a structure completed, possession offered. Rows 2 to 5 add up to 80%, and rows 3, 4 and 5 alone account for 60%, none of which falls due until there is a tenth-floor slab to point at.
Read the wording rather than the label. “After slab casting of the 10th floor” is checkable on site; a plan that says “month 18” is not. Ask the desk to show you the same wording on the dated written schedule, and check that it matches this ladder before you sign anything.
When does the first ACE Arte payment actually fall due?
On booking, and then again within 30 days of booking. Those two 10% tranches are the only part of the ladder tied to your calendar rather than to the site — everything after them waits on construction. Before booking, the step that exists is the refundable expression of interest, which our booking desk publishes from ₹10 lakh for the 3 BHK; it is a queue position, not an instalment, and it is credited to the unit cost when you convert it into a booking.
Construction is proposed to start 15 August 2026 per the RERA filing, so the ground-floor slab milestone sits ahead of the project rather than behind it. Anyone comparing ACE Arte with a ready or nearly-ready project should carry that into the comparison: the register declares completion on 15 February 2031, a registered build period of 55 months.
