Two rates are in public circulation for ACE Arte — the RERA-registered name for ACE Parkway 2.0 in Sector 150, Noida. One is the pre-launch base selling price. The other is the figure ACE has stated for launch. This post reads the gap between them plainly, because that gap is the single most-quoted thing about this project and the most easily oversold. Is the ₹21,995/sq.ft figure a guarantee that the price will rise?

No, and this is the part that gets lost. ₹21,995/sq.ft* is a stated launch figure — a pricing intention a developer has published. A pricing intention is not a commitment, it is not underwritten by anyone, and it can be revised in either direction before launch, as can the pre-launch rate. Nothing about the gap constitutes a projected return, a capital appreciation forecast or an assurance of resale value, and we would not present it as one.

What the gap does tell you honestly is where the developer has positioned the pre-launch window in its own pricing story. That is genuinely useful information for deciding when to engage. It is not information about what the apartment will be worth later, and any source treating it as such is doing something we would not do.

Do both rates exclude the same things?

Yes — both are base selling prices, so the comparison between them is like for like, but neither is an amount anyone actually pays.
